1. General Information & Scope

This Website is owned and operated by Homey Edessa (hereinafter referred to as the "Property", "We", or "Us"), located in Edessa, Greece. These terms apply to all visitors, users, and guests who access the Website or make a reservation for their stay.

2. Website Usage

  • The user represents and warrants that they are at least 18 years of age and possess the legal capacity to enter into binding agreements.

  • The user agrees to use the Website solely for lawful purposes and in a manner that does not violate the rights of third parties.

  • Submitting false or fraudulent reservations is strictly prohibited.

3. Bookings, Payments & Pricing

  • Booking Confirmation: A reservation is deemed valid and confirmed only after you receive a confirmation email from us and the required payment (or deposit) procedure is completed.

  • Pricing: All listed prices include applicable taxes and fees (including VAT and the climate crisis resilience fee, where applicable), unless stated otherwise.

  • Payment Methods: Payments are processed securely via available payment methods (credit/debit card, bank transfer, etc.).

4. Cancellation & Modification Policy

  • Guest Cancellations: Specific cancellation terms (e.g., free cancellation up to 7 days prior to arrival, deposit refund rules) are clearly stated during the booking process. In the event of late cancellation or a no-show, charges may apply.

  • Property Cancellations: In rare instances of force majeure or technical errors, the Property reserves the right to cancel a reservation, offering a full refund of any amount paid by the guest.

5. House Rules & Stay Policy (Check-in / Check-out)

  • Check-in & Check-out Times:

    • Check-in: From 15:00

    • Check-out: Until 11:00 (unless otherwise agreed).

  • Property Rules:

    • Observance of quiet hours (15:00 - 17:30 & 23:00 - 07:00).

    • Smoking is strictly prohibited indoors.

    • Parties or events are strictly prohibited.

    • Pets are NOT allowed.

6. Liability & Damages

  • Guests are responsible for any material damage or destruction caused to the accommodation or its equipment during their stay.

  • The Property accepts no liability for the loss, theft, or damage of guests' personal belongings, unless caused by gross negligence on the part of the Property.

7. Intellectual Property

All content on this Website (including text, images, logos, and design) is the intellectual property of Homey Edessa and is protected by Greek and international copyright laws. Reproduction or republication without prior written consent is strictly prohibited.

8. Data Protection (GDPR)
